Most people have at least one opportunity in their lives to make a major lifestyle change and make a major investment in real estate. Most property buyers want to build a comfortable home, house owners want to expand or renovate, and apartment owners want to remodel. That’s when the dilemma arises: architect or not?
We will list 6 reasons why an architect can make a significant contribution to the good design of your home and contribute to a pleasant stay. In the case of a sale, the investment contributes to a higher value and a faster closing of the deal.
1. Architects plan long-term and comprehensively
An architect is educated and trained to look at the entire situation, the client’s wishes and the possibilities offered by the location, or to guide the investor to the best solution that meets the requirements of the regulations, his wishes and the possibilities offered by modern technologies.
Investors often focus on solving each problem individually, while an architect offers a well-thought-out idea that answers several challenges at once.
2. An architect can save more than his services cost
Good space layout is key to living comfort. With smart planning, an architect can reduce a property by a few square meters without affecting functionality, which represents a higher value than the architect’s price. Many non-architects offer a low price for creating plans, but do not pay attention to good layout at all. Well-thought-out and focused planning, which allows for easy changes to the layout and purpose of the rooms even decades after the initial investment, always pays off well for the investor.
3. An architect's knowledge of new materials and technologies is key to modern construction
Today, the development of new and better building materials is progressing very rapidly. In the last decade, the precision of construction has improved significantly, which allows for various prefabricated constructions. The materials themselves that construction companies install in buildings have also improved. Regardless of better building materials, the right combination and solution of all details is very important, which only an architect can take care of during the planning stage, since improvised solutions on the construction site are less well thought out, often more expensive and sometimes implemented with outdated technology.
4. Sustainable construction is not necessarily passive construction
Years ago, passive houses were talked about as the best way to live. Today, we know that sustainable construction is not only about sometimes unjustifiably high investments in thermal insulation of external walls, but also requires consideration of many other aspects, such as air purity, the adequacy of complete insulation from the environment, the appropriate choice of windows, the shape and design of the roof…
5. An experienced architect shortens the process of obtaining a building permit
All architects are familiar with the process of obtaining a building permit. The differences lie in how much experience the architect has with obtaining building permits and how thoroughly he or she examines all the regulations. Only a properly paid architect will examine all the options offered by the regulations for the client’s location and find the best solution. The architect’s task is also to warn the investor about the limitations set by the regulations and find a solution that comes as close as possible to the client’s wishes.
Unfortunately, regardless of the efforts of architects, individual officials have a great influence on the procedures for obtaining a building permit, as there are no uniform criteria and rules for issuing building permits in Slovenia.
6. Creative architects look for »kreatif« compromises that are not
When arranging and planning a space, compromises are absolutely necessary due to the different requirements of the public, technology and investors. How good they are depends on the architects’ perseverance in finding them. In our practice, we have often encountered various challenges where compromises have to be made. A plot that is too small for construction, insufficient distances from neighboring plots, high demands from environmentalists, demands for the protection of cultural heritage, different wishes of investors in an apartment building and low financial resources. In all these cases, we have developed approaches through mediation and »kreatif« solutions, where in 95% of projects we have led investments to the realization of all key wishes of clients.
